Activity picks up in Kamloops real estate market in June

KAMLOOPS — Sales and inventory are up as the Kamloops real estate market heated up in June 2025.

New numbers provided by the Association of Interior Realtors (AIR) show 266 residential units changed hands in the Kamloops and District region in June, up from 235 the month prior and up 11.8 per cent from the same month in 2024.

Meantime, 560 new listings were recorded in the Kamloops area in June, down from 606 in May but up 8.9 per cent year-over-year. Overall, active listings in the Kamloops area sit at 1,498 – up from 1,430 in May and up four per cent from June 2024.

“Real estate activity in the Kamloops and District region is trending upward compared to this time last year. While we’re still slightly below the levels we’d ideally like to see, the market is steadily tracking toward seasonal averages,” Kadin Rainville, AIR president stated. “Active listings have leveled off in recent months, but there remains sufficient inventory to support the current momentum.”

The benchmark prices for single-family homes and townhouses as of June are up from May, while condominiums are slightly down. Year-over-year, the average price of a single-family home in Kamloops is up while the average cost of a townhouse and condominium is down.

Single family homes in Kamloops sit at an average cost of $682,200 as of June, up $1,500 from May and up 4.6 per cent year-over-year.

The average price for a townhouse in Kamloops also rose to $536,800 in June, a greater increase of $11,700 from May but down 0.6 per cent year-over-year.

The average condominium in Kamloops sits at $373,000 as of June, down $1,800 from May and 2.3 per cent year-over-year.
