KAMLOOPS — Kamloops City Council will on Tuesday (June 25) review a city report during its regular meeting on community-plan-amendment and rezoning applications that would pave the way for major development to the Pineridge Golf Course area on the south side of Trans-Canada Highway East between the Orchard’s Walk and Dallas neighbourhoods.

According to a city report, key features of the development plan in the area include:

– Up to 450 residential units in the form of low-density strata developments, medium-density townhouses and medium- to high-density apartment complexes

– Extension of Dallas Drive across the Pineridge Golf Course site, aligned to allow future connection of Dallas Drive to Valleyview Drive

– A multi-use path along the portion of Dallas Drive within the site in accordance with the Transportation Master Plan

– Allowance for future bus rerouting of Route 17 (Dallas) along the Valleyview Drive/Dallas Drive connector.

– A new eastbound exit ramp from the Trans-Canada Highway and a roundabout to service the Pineridge, Dallas and Barnhartvale neighbourhoods

– A new 0.5-hectare neighbourhood park at the centre of the site

– Dedication of the 16-hectare Silt Bluff Hazard Area hillside portion of the property as public open space

Recommendations in the report include changing the property land use designation to both parks and open space and urban from future development, rezoning the property from future development to various multi-family zones, parks and open space, and permitting up to 450 multi-family residential units, a municipal park and public open space.
