Despite lower inventory, Kamloops real estate sales bump up in October

KAMLOOPS — More Kamloops residents were willing to close the deal to buy a home in October.

New numbers from the Association of Interior Realtors (AIR) show 213 residential units changed hands in the Kamloops and District region in October, up from 189 units sold in September. It’s also up 11.5 per cent compared to October 2025.

Kamloops residents remained hesitant to put their homes on the market, though. AIR says 347 new listings were recorded in the Kamloops area in October, down from 446 in September and 9.9 per cent from the same month in 2025.

Active listings sit at 1,271 as of the end of October, a decrease of three per cent year-over-year.

“It’s encouraging to see Kamloops and District real estate activity gaining some momentum, particularly when other markets are still working to find their footing,” AIR President Ryan Mayne states in a news release issued Thursday (Nov. 5). “What’s interesting is that inventory hasn’t really grown alongside that activity, suggesting there’s still a healthy level of buyer interest, potentially supported by the region’s relative affordability.”

Despite the scarcer inventory, the benchmark price for a single-family home is down in Kamloops, coming in at $651,800 in October. It’s down by $7,300 from September and saw a decrease of 0.4 per cent year-over year.

The benchmark price for a townhouse in Kamloops was $511,900 in October, up $1,600 from September and an increase of 1.6 per cent year-over-year.

Finally, the benchmark price for a condominium in Kamloops was $359,200 in October, down by $7,700 from September and a decrease of 2.5 per cent year-over year.
