Average cost for Kamloops homes slightly drop as active listings plateau

KAMLOOPS — The benchmark prices for single-family homes, townhouses and condominiums are down in Kamloops compared to the previous month.

New numbers provided by the Association of Interior Realtors (AIR) show the average price for a single-family home in the Kamloops and District region sits at $673,200 as of July 2025, down $9,000 from June.

The average price for a townhouse in Kamloops also dropped to $532,900 in July. It’s a decrease of $3,900 from June.

Finally, the benchmark price for a condominium came in at $363,100 in July, down $9,900 from June.

Year-over-year, the average price for a single-family home and townhouse in Kamloops saw increases of 2.2 per cent and 1.3 per cent respectively. However, condominiums saw a notable decrease of six per cent compared to July 2024.

“Though momentum has eased slightly month over month, the Kamloops and District region continues to outperform the same period last year, reflecting steady overall performance,” Kadin Rainville, AIR president stated. “Active listings appear to have plateaued slightly, but inventory levels remain sufficient to support the current tempered pace of demand.”

According to AIR, 259 residential units changed hands in Kamloops in July, down from 266 the month prior and up 9.3 per cent from the same month in 2024.

Meantime, 511 new listings were recorded in the Kamloops area in July, down from 560 in May but up 5.8 per cent year-over-year.

Overall, active listings in the Kamloops area sit at 1,506 – slightly up from 1,498 in June and up 5.8 per cent from June 2024.
