Real estate brokerage ranks Kamloops as B.C.’s most affordable large city

KAMLOOPS — With an average home price of $661,000, real estate brokerage Zolo has ranked Kamloops as B.C.’s most affordable large city.

The brokerage ranked Kamloops as the ninth most affordable city in B.C., but it was the only large city in their top 10.

“Housing prices in Kamloops and district are much more affordable than in other large cities. For instance, the benchmark price of a single-family home was less than half that in Vancouver, Squamish, and Langley in February 2026,” said Zolo.

Kamloops placed just behind Powell River, a small city with an average home price of $631,750, with another small city, Dawson Creek, ranking as the most affordable place to live in B.C. with an average price of $269,556.

Meanwhile, Vancouver was placed in 28th, at the bottom of Zolo’s ranking, with an average home price of $1,835,900.

Zolo said it based its rankings on average home price, household income, population growth and unemployment rate.

“We determined which cities to examine and rank based on the data collected by Statistics Canada’s 2016 and 2021 censuses,” said Zolo.

“We used 28 census metropolitan areas (CMAs) and/or census agglomerations (CAs) in BC — a list taken from Statistics Canada Census 2016 population and dwelling count data, and the 2021 Census.”
