Kamloops rental market sees increase in average cost and turnover rate in 2025
KAMLOOPS — The average rent in Kamloops saw another year-over-year increase in 2025 as the vacancy rate remains well below the national average.
According to data as of October 2025 from the Canadian Mortgage and Housing Corporation’s (CMHC) latest Rental Market Survey, the average rent for a two-bedroom unit in an apartment building in Kamloops is $1,679. That’s up from $1,531 as of the same point in 2024 and $1,498 in 2023.
The vacancy rate in Kamloops remains relatively the same year-over-year. It sits at 1.2 per cent, down from 1.4 per cent in 2024 and 1.3 per cent in 2023. The national average vacancy rate in Census Metropolitan Areas is 3.1 per cent, up from 2.3 and 1.5 per cent in 2024 and 2023, respectively.
The report found that people who are renting are continuing to move in and out of units in Kamloops. The turnover rate sits at 17.6 per cent, up from 14.7 per cent in 2024 and more than double the 7.6 per cent in 2023.
