‘November tapped the brakes a little harder than usual’: Kamloops real estate market cools

KAMLOOPS — The Kamloops real estate saw a pronounced slowdown in the month of November, according to the local industry association.

New numbers distributed by the Association of Interior Realtors (AIR) show 168 residential unit sales in the Kamloops area last month. That’s down 14 per cent from October and 3.4 per cent from November 2024.

The decrease on the listing side was even more dramatic. There were 220 new listings registered last month, down 18 per cent from last November and a whopping 75 per cent from October.

“It’s common for real estate activity to ease as the holiday season nears, but November tapped the brakes a little harder than usual,” said association president Kadin Rainville, who added “that seems to be the theme across the province.”

Benchmark prices, representing a unit with typical attributes for each category, saw marginal changes with the single-family price at $659,800. That’s up 0.4 per cent from November 2024 and down 0.7 per cent from October 2025.

Active listings were at 1,112 as of the end of the month, an 18 per cent drop from October but just a 0.7 per cent decrease from November 2024.

“Sales in the Kamloops and District region landed only marginally below last year’s pace, reflecting a market that remains resilient,” said Rainville. “Even with inventory still somewhat limited, market-aligned priced homes are still moving at a steady pace, which is an encouraging indicator of solid demand.”
