Kamloops real estate market experiences cooler August

KAMLOOPS — Unlike the temperature, activity in the Kamloops real estate market cooled down in August 2025 as the benchmark price for some homes dropped.

New numbers provided by the Association of Interior Realtors (AIR) show 220 residential units changed hands in Kamloops in August, down from 259 the month prior but up 7.8 per cent from the same month in 2024.

Meantime, 425 new listings were recorded in the Kamloops area in August, well down from down from 511 in July and down 2.2 per cent year-over-year.

Overall, active listings in the Kamloops area sit at 1,484 – slightly down from 1,506 in July but up 2.2 per cent from August 2024.

“August typically sees a softer pace in sales, and this year was no exception. What’s encouraging to see in the Kamloops and District region, is the increase in inventory, albeit marginal, compared to last year indicates that the market is steadily normalizing,” Kadin Rainville, AIR president stated.

The benchmark price for single-family homes and townhouses in Kamloops was down in August compared to the previous month, while the average price for a condominium was up.

The average price for a single-family home in the Kamloops and District region sits at $670,300 as of August 2025, down by $2,900 from July.

The average price for a townhouse in Kamloops saw a more significant drop to $523,500 in August. It’s a decrease of $9,400 from July.

Finally, the benchmark price for a condominium came in at $378,700 in August, up $15,600 from July.
