Inventory continues to build up in Kamloops real estate market in April

KAMLOOPS — The number of new and active listings in the Kamloops real estate market continue to increase in 2025, as do the prices.

New numbers provided by the Association of Interior Realtors (AIR) show 525 new listings were recorded in the Kamloops and District region during April, the highest monthly amount in 2025. It’s a two per cent decrease year-over-year but up from 476 new listings in March.

Meantime, 215 residential units changed hands in the Kamloops area in April 2025. It’s up from the 185 sales in March but down four per cent compared to the same month in 2024.

Overall, active listings in the Kamloops area sit at 1,283 for the end of April, up from 1,140 in March and a 3.8 per cent increase year-over-year.

“The Kamloops and District sales activity remains relatively solid, closely tracking levels seen at the same time last year despite a slightly softer-than-expected pace. Active listings appear to be stabilizing, with fewer new properties coming online,” Kadin Rainville, AIR president states. “This trend isn’t unusual for the region, which often struggles with building up substantial supply.”

The benchmark prices for single-family homes and townhouses as of April are slightly up from March, while condominiums are slightly down. Year-over-year, the average price of single-family homes and condominiums in Kamloops is up while the average cost of a townhouse is down.

Single family homes in Kamloops sit at an average cost of $670,900 as of April, up $3,100 from March and up nearly 2.1 per cent year-over-year.

The average price for a townhouse in Kamloops also rose to $516,600 in April, up $8,900 from March but down 4.3 per cent year-over-year.

The average condominium in Kamloops sits at $378,700 as of April, down only $100 from March. However, it saw a year-over-year decrease of 1.8 per cent.
