New and active listings continue to increase in Kamloops real estate market in March

KAMLOOPS — Active listings in the Kamloops real estate market continued to increase in March 2025.

New numbers provided by the Association of Interior Realtors (AIR) show 185 residential units changed hands in the Kamloops and District region during March of 2025. It’s up from the 159 sales in February 2025 but down 7.2 per cent compared to the same month in 2024.

Additionally, 476 new listings were recorded in the Kamloops area in March, an increase from 336 new listings in February and a 6.7 per cent increase year-over-year.

Overall, active listings in the Kamloops area sit at 1,140 for the end of March, up from 1,007 in February and a 7.2 per cent increase year-over-year.

“The Kamloops and District real estate market is gaining momentum as we move into the typically active spring season,” Kaylee Sharun, AIR president states. “Homes that are priced in line with current market conditions continue to sell at a steady pace.”

The benchmark prices for single-family homes, townhouses and condominiums as of March are up from February, but the latter two are down year-over-year.

Single family homes in Kamloops sit at an average cost of $667,800 as of March, up $15,100 from February and up nearly 0.2 per cent year-over-year.

The average price for a townhouse in Kamloops also rose to $507,700 in March, up $5,200 from February but down 4.2 per cent year-over-year.

The average condominium in Kamloops sits at $378,800 as of March. While it saw a year-over-year decrease of 0.3 per cent, it’s up $11,000 from February.
