Sales and inventory warm up in Kamloops real estate market to start 2025

KAMLOOPS — The Kamloops real estate market slowly warmed up to start 2025.

New numbers provided by the Association of Interior Realtors (AIR) show 140 residential units changed hands in the Kamloops and District region during January of 2025. It’s slightly up from the 132 sales in December 2024 and up 13.8 per cent compared to the same month in 2024.

Additionally, 398 new listings were recorded in the Kamloops area in January, an increase from 151 new listings in December and a 28.4 per cent increase year-over-year.

Overall, active listings in the Kamloops area sit at 953 for the end of January, up from 913 in December and a 19.6 per cent increase year-over-year.

“A surge in new listings will be a welcome relief for Kamloops and District buyers who have struggled with the region’s persistent inventory shortage,” AIR President Kaytee Sharun states. “Sellers who price their homes in line with current conditions will see quicker sales, while those anchored to past values may find their properties lingering on the market.”

The benchmark prices for single-family homes, townhouses and condominiums as of January are down year-over-year, with the former two being down from December 2024.

Single family homes in Kamloops sit at an average cost of $635,000 as of January, down $13,100 from December and down nearly 2.4 per cent year-over-year.

The average price for a townhouse in Kamloops also dropped to $495,1000 in January, down $12,200 from December and down 2.4 per cent year-over-year.

The average condominium in Kamloops sits at $354,700 as of January. While it saw a notable year-over-year decrease of 7.8 per cent, it’s up $5,600 from December.
