2025 BC property assessments released; Kamloops home values up 2 per cent on average

KAMLOOPS — Kamloops residential property values have seen a modest rise, according to BC Assessment.

The agency has released its 2025 assessments, showing the average single family home in Kamloops is valued at $693,000, an increase of 2 per cent over 2024.

“For 2025, most homeowners can expect generally flat property assessment value changes in the minus-5-per-cent-to-plus-5-per-cent range for many Thompson Okanagan communities while homeowners in Kootenay Columbia areas may see a higher rate of change in the zero-to-plus-10-per-cent range,” said Deputy Assessor Boris Warkentin in a news release.

In the wider region, the most expensive homes remain in Sun Peaks, where the average single family home is valued at nearly $1.5 million.

Besides Lytton, where rebuilding is ongoing after much of the community was destroyed by a wildfire in 2021, the largest increase in property values took place in Ashcroft, up 7 per cent over last year.

Cache Creek and Lillooet saw decreases in their average assessments, while Chase was virtually unchanged.

The average price of a residential strata property, such as a condo or townhouse, is $401,000 in Kamloops this year, a 1 per cent increase. The average strata assessment in Sun Peaks is $767,000, up marginally from 2024.

BC Assessment notes the Canada Post labour disruption may delay how quickly property owners receive their assessment notices by mail. However, 2025 assessments are easily accessed on the BC Assessment website.

  • Cache Creek – $318,000 (-1%)
  • Clinton – $234,000 (+5%)
  • Lytton – $233,000 (+14%)
