Kamloops real estate market primed for busy summer as inventory continues to increase

KAMLOOPS — Sales and inventory continue to steadily creep up in the Kamloops real estate market to start 2024.

According to new statistics provided by the Association of Interior Realtors (AIR), the Kamloops and District region saw 174 residential unit sales in March 2024, up from the 155 sales the month prior. It’s also a 24.7 per cent increase from the same month in 2023.

AIR reports 455 new listings were recorded in Kamloops and area in March, up 15.2 per cent year-over-year and up from 400 new listings in February. Inventory sits at 1,063 active listings, a 25.4 per cent year-over-year.

“Active listings in the Kamloops and District region have steadily been picking up steam and are now around 2018- 2019 levels,” Kaytee Sharun, AIR president, states. “With the lack of inventory plaguing the real estate market for months, this will be a welcomed relief to buyers who are looking for more options. The gradual ramp-up in listings should make for a busy summer season.”

Despite the increase in inventory, the benchmark price in Kamloops is up year-over-year. Single-family homes are up seven per cent to $658,300 and townhomes are up 3.7 per cent to $535,100. Condominiums are slightly up at $388,500 – an increase of 0.2 per cent compared to 2023.
