Kamloops property prices soar again in February as supply lags

KAMLOOPS — The local real estate board is reporting more eye-popping sales statistics, this time from the month of February.

The latest report from the Association of Interior Realtors shows the average sale price for a single-family home in Kamloops exceeded $820,000 last month. That’s a 36 per cent increase from February of 2021.

The increase in the townhome market was even more extreme. The association notes the average sale price for a townhome was nearly $657,000 — a whopping 52 per cent more than one year ago.

The number of sales in the region dropped by two per cent to 287 total in February, however the number of new listings jumped by 17 per cent to 362.

Overall active listings are up by 61 per cent, but Kamloops-area director Chelsea Mann says that’s not enough to truly address the supply shortage.

“The active inventory count in Kamloops & district is not expected to see much growth overall this year, leading to the main issue that we currently have, which is supply,” Mann said. “We had more new

listings than we had in February 2021, but this growth in a year is not enough to change the supply scenario in the region.”
