Developers break ground on Kamloops’ newest commercial development

KAMLOOPS — Back in January, a brand new real estate development was announced, and today the project is officially underway. The Hive, which will take shape along Lansdowne Street between Fifth and Sixth Avenues, is being touted as Kamloops’ Premier Business District. The hope is this new development is the first step in a revitalization of Downtown Kamloops.

“Isn’t this freaking awesome?” Deputy Mayor Dale Bass asked the crowd gathered at the future site of The Hive, touted as Kamloops’ Premier Business District. “Two months ago, weren’t we thinking the city is shut down, nothing’s going to happen?”

Something has happened. Excavation work has begun at the corner of Lansdowne and Fifth Avenue, where Building One of The Hive will go up.

“Behind us, very shortly, in about 18 months or so, will be a six-story Class A office building,” Bryan Pilbeam, Vice President of Invictus Properties explains. “We’re very excited for that.”

At Tuesday’s official groundbreaking ceremony, the city was given credit for establishing the City Centre Revitalization Tax Exemption (RTE), which has helped entice developments like The Hive.

“If we hadn’t had that [RTE] passed, we would not be doing this project,” Frank Quinn, with A & T Developments told those gathered at the groundbreaking event.

The Hive already has an anchor tenant lined up to move into the building once it’s completed. John Dumbrell, Senior Consultant and Principal for Urban Systems, says the opportunity to move into a new building was an excellent match for the growing company.

“The Hive has also added some other things around transportation, electric vehicle stations. [It’s] a very environmentally responsible building,” Dumbrell says. “That was very attractive to us, as well.”

According to Downtown Kamloops Executive Director Carl DeSantis, this type of development can draw businesses into the centre of the city.

“What The Hive is going to offer is something brand new, something we haven’t seen for so long,” DeSantis says. “That’s enhanced, high-level commercial office space. There’s an appetite for that.”

There’s no time frame on when the other phases of The Hive could be built. However, the developers are excited at the possibilities that could take shape on the property.

“We’re starting to look at Phase 2 already, there’s been lots of interest,” Pilbeam says. “We’ll see what comes next. Whether it’s an office building, or residential, or something else.”
