Real estate sales up month-over-month in Kamloops

KAMLOOPS — A slight increase in month-over-month residential real estate sales in Kamloops.

Doren Quinton, president of the Kamloops & District Real Estate Association, says there were 326 residential units sold in August 2018 compared to 305 units in July 2018.

Despite the month-over-month bump, he says sales are still down year-over-year in Kamloops.

“Year-to-date sales are 2,178 units compared to 2,331 last year, representing a decline of just 6.6 per cent from one of the most robust years in history.”

Quinton adds there were 427 new listings in Kamloops last month compared to 442 new listing the year before, which represents a year-long trend of fewer listings.

“The number of active listings at the end of August was 1,187 compared to 1,278 at the same time in 2017, just over seven per cent and close to 20 per cent below the historical average.”

On the pricing side, he says the average price of homes sold in August was $381,525, up six per cent from August 2017 and well off the record set last month when average home prices topped $400,000 for the first time.

“The most comprehensive year-to-date average price is $386,134. The average price of single family homes during August 2018 was $460,225 compared to $421,875 last year, an increase of nine per cent.”

Quinton says Sahali had the most sales last month at 34, which was followed closely by Brockelhurst at 32 and Westsyde at 28.
